If you’ve ever looked at an investment property and wondered whether the numbers actually work, I built something to help with exactly that. I’m genuinely excited to be bringing SellPDX back. It’s been a resource in the Portland area for almost 20 years, and we just revamped it with a lot more video and some great new tools.
The one I want to tell you about is the APOD tool we built. It’s right there on the website, with no login required to use it.
What the APOD tool actually does. APOD stands for Annual Property Operating Data, which is just a fancy way of describing a one-year snapshot of any property’s financial health. So if you’ve been dreaming of building a real estate portfolio and learning how investment property really works, this is a simple way to start. It helps you see a deal the way an investor does. You do need a few numbers to run it, but we worked hard to keep it as straightforward as possible.
How to run your first property. Pick a property you’re curious about and plug in the basics: the price, your loan quote, and the rents. To keep things simple, we built in a 35% expense ratio as a starting point.
Depending on how old or new the property is and its condition, that figure might run a little high or a little low for your deal, so it’s worth a look. From there, the tool shows you the numbers that matter most: your rates of return, gross rent multiplier, cap rate, and cash-on-cash return.
Why these numbers are worth knowing. Those metrics are the foundation of evaluating any investment property. Learning to read them is what separates guessing from investing. Cap rate, cash-on-cash, and gross rent multiplier each tell you something different about how a property performs.
As the Corporate Finance Institute notes, no single one tells the whole story, which is why seeing them together is so useful. If all of this sounds complicated, I promise you can get it, and I’m happy to help you learn how to be an educated investor.
